Damp investigation after cavity insulation across the Highlands and Islands
We cover 7 towns in the Highlands and Islands, including Inverness, Fort William, Thurso, Kirkwall, Lerwick and more.
Local weather affects which walls can be filled. Parts of the Highlands and Islands face some of the heaviest wind-driven rain in the UK, especially exposed coastal and upland sites. Here the survey is stricter: some walls suit only certain certified systems, and some should not be filled at all.
Defects such as failed pointing, leaking gutters and bridged damp-proof courses are listed and priced separately for Highlands and Islands properties, so you can choose who fixes them. Where a Highlands and Islands wall does need work, bricks are lifted and rebuilt in matching mortar, and the cavity is checked with a camera before it is closed up.
Building standards in Scotland
In Scotland, work associated with thermal insulating material within a wall is listed in schedule 3 of the Building (Scotland) Regulations as work that does not need a building warrant. It must still meet the building standards, so the survey still checks that the wall and the chosen material are suitable, including exposure to wind-driven rain.

Common causes we check
Defective pointing, cracked render and porous bricks letting rain in; leaking gutters and downpipes; fill bridging the cavity where mortar droppings or debris have collected; ground levels above the damp-proof course; and condensation from cooking, drying clothes and too little ventilation.
