Wall tie replacement across the Scottish Borders
We cover 4 towns in the Scottish Borders: Galashiels, Hawick, Peebles and Kelso.
Every elevation is judged on its own exposure. The Scottish Borders has a mix of moderate and more exposed sites. Hilltop, coastal and west-facing walls take the brunt of wind-driven rain, so the survey records exposure for each elevation before a material is chosen.
Defects such as failed pointing, leaking gutters and bridged damp-proof courses are listed and priced separately for Scottish Borders properties, so you can choose who fixes them. Where a Scottish Borders wall does need work, bricks are lifted and rebuilt in matching mortar, and the cavity is checked with a camera before it is closed up.
Building standards in Scotland
In Scotland, work associated with thermal insulating material within a wall is listed in schedule 3 of the Building (Scotland) Regulations as work that does not need a building warrant. It must still meet the building standards, so the survey still checks that the wall and the chosen material are suitable, including exposure to wind-driven rain.

Signs of wall tie failure
Horizontal cracks in mortar joints at regular vertical intervals, bulging brickwork, or lifting of the roof verge. Older galvanised ties, especially in walls built before the 1980s, are the usual suspects.
