Party wall cavity insulation across the Scottish Borders
We cover 4 towns in the Scottish Borders: Galashiels, Hawick, Peebles and Kelso.
Before any material is chosen, exposure is checked. The Scottish Borders has a mix of moderate and more exposed sites. Hilltop, coastal and west-facing walls take the brunt of wind-driven rain, so the survey records exposure for each elevation before a material is chosen.
Most Scottish Borders houses built from the 1920s onwards have cavity walls, but the survey still checks each one: cavity width, debris, the condition of the brickwork and how exposed each wall is. A suitable wall in the Scottish Borders is usually filled in a single day from outside, with drill holes made good to match the pointing.
Building standards in Scotland
In Scotland, work associated with thermal insulating material within a wall is listed in schedule 3 of the Building (Scotland) Regulations as work that does not need a building warrant. It must still meet the building standards, so the survey still checks that the wall and the chosen material are suitable, including exposure to wind-driven rain.
Funding in Scotland
- Home Energy Scotland is the starting point for the Home Energy Scotland Grant and Loan and for Warmer Homes Scotland, which can include cavity wall insulation.
- Many councils also run area-based schemes for insulation in particular streets or estates.
- ECO4 runs until 31 December 2026 across Great Britain, including Scotland.

What we need from you and your neighbour
The cavity is shared, so we talk you through notifying your neighbour before work. Filling is done from your side, usually through the loft. The survey confirms the wall is a cavity wall and not solid masonry, and checks for cables, flues and any gaps that would let fill escape.
What is included
- Loft inspection and borescope check
- Certified fill to the separating wall
- Sealing at the top of the cavity
- Neighbour notification guidance
- Written result and photos
