Remove and refill for Inverness properties
Our Highlands and Islands coverage takes in Inverness (IV1) and nearby Nairn. Inverness is one of the main towns we cover in the Highlands and Islands.
Where an Inverness wall does need work, bricks are lifted and rebuilt in matching mortar, and the cavity is checked with a camera before it is closed up. Defects such as failed pointing, leaking gutters and bridged damp-proof courses are listed and priced separately for Inverness properties, so you can choose who fixes them.
Wind-driven rain is the first thing the surveyor weighs up. Parts of the Highlands and Islands face some of the heaviest wind-driven rain in the UK, especially exposed coastal and upland sites. Here the survey is stricter: some walls suit only certain certified systems, and some should not be filled at all.
On the rules side, if cavity wall insulation follows in Inverness, no building warrant is needed for insulation within a wall, but the work must meet the building standards.
Rules in Scotland
No building warrant is needed for insulation within a wall, but the work must meet the building standards if insulation work follows.
Sources: Scottish Government: building work not requiring a warrant (schedule 3).
Why refill at all?
Often the original problem was the wrong material for the exposure, poor installation or defects in the outer wall, not cavity insulation as such. Once the defects are fixed and the cavity is clean, a suitable certified system can usually go back in. Where the wall is too exposed for any fill, we say so and leave it empty.
