Wall tie replacement for Leamington Spa properties
We cover Leamington Spa and the CV31 postcode district, including nearby Warwick, Kenilworth and Stratford-upon-Avon. It is around 2 miles east of Warwick.
Where a Leamington Spa wall does need work, bricks are lifted and rebuilt in matching mortar, and the cavity is checked with a camera before it is closed up. Damp in an insulated Leamington Spa home is not always the insulation's fault, so the diagnosis comes before any extraction.
Exposure matters for every cavity wall. Much of Warwickshire sits in the more sheltered driving-rain zones of the UK, which widens the choice of fill. Exposed elevations, coastal sites and high ground still get checked wall by wall.
As for paperwork, if cavity wall insulation follows in Leamington Spa, filling a cavity is notifiable building work and needs a building notice or competent-person self-certification.

Signs of wall tie failure
Horizontal cracks in mortar joints at regular vertical intervals, bulging brickwork, or lifting of the roof verge. Older galvanised ties, especially in walls built before the 1980s, are the usual suspects.
