Party wall cavity insulation for Smethwick properties
Smethwick is among the towns we cover in the West Midlands, alongside West Bromwich, Birmingham and Halesowen. It is about 3 miles west of Birmingham.
Smethwick properties with rendered or painted walls get a closer look at the outer finish, because cracked render can let rain behind it. A suitable wall in Smethwick is usually filled in a single day from outside, with drill holes made good to match the pointing.
Every elevation is judged on its own exposure. The West Midlands has a mix of moderate and more exposed sites. Hilltop, coastal and west-facing walls take the brunt of wind-driven rain, so the survey records exposure for each elevation before a material is chosen.
For regulations, in Smethwick filling a cavity is notifiable building work and needs a building notice or competent-person self-certification.

Why a party wall loses heat
Many semi-detached and terraced homes built with cavity separating walls have that cavity open to the loft. Air moves up the cavity and out at the top, a loss sometimes called the party wall bypass. Filling the cavity and sealing the top stops it.
