Cavity insulation for new builds and extensions in the Highlands and Islands

For new walls the cavity is insulated as it is built, using full-fill mineral wool batts or partial-fill boards fixed to the inner leaf. Our Highlands and Islands coverage includes Inverness, Fort William, Thurso and the towns around them.

Cavity insulation for new builds and extensions across the Highlands and Islands

We cover 7 towns in the Highlands and Islands, including Inverness, Fort William, Thurso, Kirkwall, Lerwick and more.

Every elevation is judged on its own exposure. Parts of the Highlands and Islands face some of the heaviest wind-driven rain in the UK, especially exposed coastal and upland sites. Here the survey is stricter: some walls suit only certain certified systems, and some should not be filled at all.

If a wall in the Highlands and Islands is not suitable, for example because of an undiagnosed damp patch or a very exposed gable, you are told so in writing with the reason. Highlands and Islands properties with rendered or painted walls get a closer look at the outer finish, because cracked render can let rain behind it.

Building standards in Scotland

In Scotland, work associated with thermal insulating material within a wall is listed in schedule 3 of the Building (Scotland) Regulations as work that does not need a building warrant. It must still meet the building standards, so the survey still checks that the wall and the chosen material are suitable, including exposure to wind-driven rain.

Funding in Scotland

  • Home Energy Scotland is the starting point for the Home Energy Scotland Grant and Loan and for Warmer Homes Scotland, which can include cavity wall insulation.
  • Many councils also run area-based schemes for insulation in particular streets or estates.
  • ECO4 runs until 31 December 2026 across Great Britain, including Scotland.

What we work from

Your architect's or designer's specification and the energy calculation for the job. We match the product, thickness and fixing to that spec, keep cavities clean as the walls rise, and fit cavity trays, closers and stop ends where shown so the building control inspection goes smoothly.

What is included

  • Batts or boards to the specified U-value
  • Clean-cavity working
  • Trays, closers and stop ends as drawn
  • Coordination with your bricklayers
  • Photo record for building control

Cavity insulation for new builds and extensions in the Highlands and Islands: questions

Do you cover all of the Highlands and Islands?

Yes. We cover 7 towns across the Highlands and Islands, including Inverness, Fort William, Thurso and Kirkwall, and the villages around them. Island and remote addresses are surveyed by arrangement.

How soon can you visit in the Highlands and Islands?

We arrange dates when you get in touch. Availability varies through the year, so we give you real dates rather than a promise on the website.

Is my Highlands and Islands home too exposed for cavity insulation?

Parts of the Highlands and Islands get some of the heaviest wind-driven rain in the UK, so the survey is stricter and some walls are better left unfilled. The survey records the exposure of each wall before recommending a material, or recommending against filling.

Is the survey free in the Highlands and Islands?

Yes when it is for an install quote. Standalone reports for Highlands and Islands buyers, sellers or landlords who do not need an install quote are priced before you book.
