Existing insulation and guarantee check across the Scottish Borders
We cover 4 towns in the Scottish Borders: Galashiels, Hawick, Peebles and Kelso.
Before any material is chosen, exposure is checked. The Scottish Borders has a mix of moderate and more exposed sites. Hilltop, coastal and west-facing walls take the brunt of wind-driven rain, so the survey records exposure for each elevation before a material is chosen.
Buyers and sellers in the Scottish Borders often book this check when a survey report or EPC raises questions about the walls. Every inspection point in the Scottish Borders is photographed and logged, so you have a record to show a buyer, lender or contractor.
Building standards in Scotland
In Scotland, work associated with thermal insulating material within a wall is listed in schedule 3 of the Building (Scotland) Regulations as work that does not need a building warrant. It must still meet the building standards, so the survey still checks that the wall and the chosen material are suitable, including exposure to wind-driven rain.

Tracing a guarantee
Many cavity fills carry a 25-year guarantee from the Cavity Insulation Guarantee Agency (CIGA). CIGA can confirm whether a property is covered and can issue a duplicate guarantee for a fee; at the time of writing that fee is £60 including VAT, and proof of ownership is required.
What is included
- Borescope checks
- Visual check of walls and patched holes
- Damp signs inside and out
- Guidance on tracing a guarantee
- Short written report
