Borescope cavity inspection for Airdrie properties
Our Lanarkshire coverage takes in Airdrie (ML6) and nearby Coatbridge, Motherwell and Cumbernauld. It is around 7 miles north of Hamilton.
Buyers and sellers in Airdrie often book this check when a survey report or EPC raises questions about the walls. The written result for your Airdrie property is plain English: what we found, what it means and what, if anything, to do next.
Local weather affects which walls can be filled. Parts of Lanarkshire face some of the heaviest wind-driven rain in the UK, especially exposed coastal and upland sites. Here the survey is stricter: some walls suit only certain certified systems, and some should not be filled at all.
For regulations, if cavity wall insulation follows in Airdrie, no building warrant is needed for insulation within a wall, but the work must meet the building standards.
Rules in Scotland
No building warrant is needed for insulation within a wall, but the work must meet the building standards if insulation work follows.
Sources: Scottish Government: building work not requiring a warrant (schedule 3).
How many holes?
Enough to be representative: typically several per elevation, plus targeted checks below windows, at corners and near any damp patches. Each one is photographed and logged.
